Berg & Stroom is the first of two mountain estates to be developed within the Kransberg Highlands reserve. It is an exclusive, low density, free-standing sectional title (real right) eco-estate development. This development consists of 135 hectares of pristine land at the foothills of the majestic Kransberg Mountain where the sound of the mountain stream that flows through a natural rock pool, the beautiful indigenous gardens and the stunning gorge lend itself to an intimate eco-estate concept.

The estate architect, Robin McIntosh of Intersect Architects, prepared unique, site-specific building plans for each of the sites. The architecture could be described as funky and adventurous with innovative use of the collage of various surfaces, textures and natural materials proposed. The original concept of an “Artists Retreat in the Countryside” is embraced with bold original design that seeks to enhance its position in this beautiful landscape. The concept is based on the criteria of simplicity of roof forms and detail with large eave overhangs, sometimes supported by timber abutments from the walls, to establish deep shadow lines. The roof, windows and openings in the elevation as well as their relation to the use of the respective walling materials are the most important elements in defining the character and these elements received special attention.

LOCATION

Close to Thabazimbi, at the very edge of the magnificent Waterberg Mountain Range, lies one of South Africa’s best kept secrets, the Kransberg plateau. Renamed by us as the Kransberg Highlands, this breathtakingly beautiful and pristine piece of land is set at the foothills of the majestic Kransberg Mountain, which falls within the Marakele National Park, one of the core areas of the internationally proclaimed Waterberg Biosphere.

The Kransberg plateau lies on the southern slopes of the Kransberg. There is a magnificent stretch of spectacular 200-metre-high cliffs that are home to the world’s largest breeding colony of the endangered Cape Vulture. Made up of brightly coloured red, purple and brown sedimentary rock formations, these mountains have remained untamed and unspoiled due to their inaccessibility. Located in the transitional zone between the dry western and moister eastern regions of South Africa where the Waterberg escarpment meets the acacia savannah, the climate is temperate with good summer rainfall, is malaria-free and has abundant water and water catchment areas.

These highly sought-after units, for which Real Rights of Extension will be ceded to the new owners, are free-standing, undeveloped, but serviced stands that will have to be developed (built) by the new owners according to pre-approved, pre-designed, site-specific (unique) architectural plans and thereafter registered as Sectional Titles.
