The 1000 hectare estate is 55km west of Warmbaths, Limpopo province, South Africa only 90 minutes by road from Pretoria with the Waterberg Mountains as the backdrop.
DEVELOPMENT
The development consists of sixty secluded freehold residential stands of approximately one hectare each, situated on a small portion of the farm, so that it has very little or no impact on the fauna and flora. In addition to the sixty stands exists a privately situated exclusive four star lodge with conference facility and bush camp. The reserve presently has approximately one thousand two hundred animals of a diverse species, which includes, White Rhino, Buffalo, Sable etc.
STANDS
Stand prices range from R650,000 to R950,000. The more expensive stands (R850,000 to R950,000 are all water facing – these water bodies are not seasonal, water levels are maintained from underground springs with an ample supply - a rarity in any bushveld development. Stand owners will be referred to suggested architect and builders. All buildings will be subjected to plan-approval by both the Architectural committee and the Thabazimbi Town council. The most important building restriction is that of one structure per stand only (limited to a footprint of 1000m2) It is in your best interest to make an early investment to enable you to have the full benefit of growth.
WHY INVEST IN DITHOLO WILDLIFE ESTATE?
The stakeholders (i.e. Homeowners) will participate in the growth and continued success of the reserve. Owners receive an undivided share in the remainder of the farm, the breeding programs, all game and the privately situated Bush Camp. These facilities will be run by the Ditholo Wildlife Estate Home Owners Association (HOA). Membership of the HOA is gained upon transfer of your stand with each stand representing one vote. An initial monthly levy to the HOA is set at R900 per month, which would be yearly revised.
Ditholo Wildlife Estate has a proven record of sustainability. There are five established and very successful breeding programs comprising of Nyala, Sable Antelope, hippo, White Rhino and Buffalo. There are only one pair each of breeding buffalo and white Rhino at this time. The infrastructures supporting these programs are of excellent quality. The game on the rest of the farm will be controlled by either selling or culling, depending on prices at the time. The Bush camp, with accommodation for 20 people and presently run as part of the conference facilities is a further addition to the assets of the HOA with a steady income stream, once again already proven.
