Schonenberg Estate, located just off the N2 and next to the Lord Charles Hotel in Somerset West, was developed in a joint venture by Canon Projects in 2005. Consisting of 850 residential opportunities including plots, group sites and a retirement village, it offers a unique opportunity in investment and lifestyle.

DESIGN

The design philosophy is informed by the desire to create an environment that firstly relates to its context and secondly creates a desirable living environment. The layout of the estate attempts to reflect some of the unique characteristics of the surrounding historical landscape.

The main design elements relate to the sub-division of farmland through tree lines and werf walls dealing with the elements and the need to define boundaries between public and private and the urban and rural lands respectively. Tree avenues are used to create a series of windbreaks while low walls are used to define key public spaces.

The layout and design guidelines attempt to ensure that the streets become venues for positive neighbourhood interaction. The design controls encourage individuals to contribute to the making of cohesive streetscapes as well as a range of integrated internal and external living spaces. Individual contributions are informed through a variety of edge conditions, which must be adhered to.

THE VILLAGE

The Schonenberg Retirement Village will offer a wide range of luxury homes in the Cape vernacular architecture. Some are freestanding and others are attached in pairs. These homes range in area from 110m2 unit, which includes a single garage, to a spacious 154m2 unit, which includes a double garage. The oversized garages allow the craftsmen to persue his hobbies or provide space for a separate laundry area.

There is a choice of 2 or 3 bedroomed accomodation, with built-in cupboards and a fully fitted kitchen. The designs of the units create a visual integration and architectural continuity with the neighbouring estate. Prices range from R1,295,000 depending on the size of the unit and finishes selected.

Sales of the homes are by sectional title and the village is constituted in terms of the Retirement Act No.65 of 1988. Sectional Title ownership has proven to be a secure method of ownership in retirement property.
