Mozambique is fast becoming the playground of choice for beach lovers who want to get away from the crowds. There is nothing to beat exclusive tranquility in pristine environments, where your kids are safe and the outdoors entertain you non-stop. Xai-Xai is 220km north of Maputo on a good road. It is a comfortable 8-9 hour drive from Johannesburg or Durban.
A warm climate, Indian Ocean, natural unspoilt beaches, abundant unfished waters and virgin coastal dune bush all blend to provide an ideal backdrop to this exciting project. To be developed by the owner of the adjacent Xai-Xai Beach Resort, Gary Wilson and his team, have conceptualised an affordable attractive estate comprising 31 units to be spread over 8 hectares.
DEVELOPMENT
There will be 31 units built far apart from each other to assure privacy and tranquillity to owners. Due to land ownership laws in Mozambique the property will be owned by a Holding Company, Xai Xai Eco Estate Limitada comprising of 31 equal shares, each held by the respective unit owners.
A shareholders agreement will detail ownership and usage rights for a period of 99 years. We will operate a rental system which will be managed by the neighbouring Xai Xai Beach Resort and we would offer the owners the option to place their property in the rental pool.
It is unlikely that further developments will take place on this stretch of coast. Due to an influx of investors, Government policies surrounding developments along the Mozambique coast have tightened over the last few months.
BACKGROUND
The infrastructure offered by the neighbouring Xai-Xai Beach Resort provides an excellent foundation for this project. The Resort consists of 21 chalets, a restaurant, bar and convenience store. It offers boat charter, quad bike and buggie hire, cultural tours, overnight beach camp-out adventure up the coast, beach dinners, ocean safaris for dolphin and whale watching in winter, snorkeling excursions etc.
The Resort enjoys minimum occupancies of 80% all year round and is always full during holiday season. The management and support staff are hands-on, effective and administratively competent.
OFFERING
8 ha property on the beachfront, approx 300m x 265m of virgin coastal dune bush and trees, situated in a private enclave. Views of the ocean are 180°uninterrupted.
31 serviced sites in total, each with a 144m2 brick and plaster home, consisting of: 3 bedrooms, two bathrooms (main en-suite), balconies, lounge/family room, kitchen/dining room, storeroom, veranda and carport. Each investor will acquire an equal shareholding in the Estate, being 3.3%, together with their house. The price per unit is R1,050,000.
Optional items include: a lockable boat house/garage from R29,000 to store a boat, quad bikes and equipment; airconditioning at R5,000 per room. A fully furnished option can also be arranged. The common property infrastructure will include an entrance gate, perimeter fence, roadway, water reticulation and electricity to all units and boardwalks. Cellphone reception is available.
The town of Xai-Xai is 12 kms away and offers most supplies, fresh produce, fuel, gas etc. The Resort convenience store next door also offers a good selection.
