Property prices in the popular Free State hamlet of Clarens, a comfortable two hour drive from Johannesburg and a stone’s throw from the majestic Maluti Mountains of Lesotho, are continuing to rise, driven by the increasing demand for weekend escapes from the daily grind of city life.
This demand is evident in the record price of R3.15 million recently paid by a Johannesburg executive for a property at The Clarens Golf and Trout Estate.
According to Pinnacle Point Holdings Sales Manager George Page, business executives in Johannesburg, Durban and Bloemfontein have been investing in Clarens in ever-increasing numbers - and the reasons are obvious. With a population of 3 500, Clarens is almost crime-free and has the added benefit that it is not just a seasonal holiday resort, as there is plenty to do all year round for the whole family.
Glorious summers of golf, babbling trout streams, cycling, hiking, white water rafting and horse riding, coupled with the town's arts, crafts, gallery and cafe attractions, contrast strikingly against the winter landscape that takes visiting families into a winter fairyland of snow, gluwein and roaring log fires.
“Clarens is unique in that it offers some of the best trout fishing in Africa and winter skiing in the snow-wrapped Malutis - one could almost be in Switzerland but at a fraction of the cost. Add the many attractions of The Clarens Golf and Trout Estate and it is small wonder that a home on our estate re-sold for R3.15 million,” said Page.
The 253 sites available are 85% sold out, but another 12 prime properties with spectacular views of the mountains have recently been placed on the market. Engineers, landscapers and contractors are working at full pace to make sure the Estate, including the golf course, is completed by November.
Dave McGregor, Marketing Director of PPH, says the Estate’s recently released stands are ideal as corporate retreats as they measure between 2 500 and 3 000 square metres, allowing plenty of space for a lodge, outdoor entertainments area and team-building activities.
“Weekend and holiday accommodation is at a premium in Clarens - all B&Bs are booked up well in advance, with up to 7 000 visitors streaming in over the weekends - and investors who opt for fractional ownership can earn good money by renting out their lodges. Already, 24 completed lodges have been placed in the rental pool,” said McGregor.
The Clarens Golf and Trout Estate 18-hole golf course incorporates the existing 9-hole course. It is designed by leading design company golf Data and property owners will have automatic golf club membership, as well as a five-year membership of the local conservancy and trout fishing club, which has access to 30km of trout waters.
